Gray Development to Build a New Speculative Facility in South Carolina Market

Class-A, 408,000 sf speculative facility in Anderson County. Centrally located right off exit 32 on I-85

 

Anderson, South Carolina — September 15, 2022 Kentucky-based industrial real estate development company Gray Development, a Gray company, to expand its footprint in South Carolina with construction of a new 408,000 SF speculative facility on a 38-acre parcel of land in the Upstate.  Completion of the Class-A industrial building is expected in the 4th quarter of 2023.

The building will be located at 1810 Easley Highway in Anderson County and affronts I-85.  Located in the Anderson County industrial corridor, the prime location will offer prospective tenants’ immediate access to Easley Highway (SC-8) and is located a mere 32.3 miles from the South Carolina Inland Port, 16 miles from downtown Greenville and 26 miles from the Greenville-Spartanburg International Airport.

Gray is credited with many successful South Carolina based projects, as well as several taking place in Anderson. Most notably, Gray Construction built two projects for Michelin North America in the area.

Gray has selected Alliance Consulting Engineers for civil engineering, Kovert Hawkins Architects, Inc., a subsidiary of Tower Pinkster Titus Associates, Inc. for architectural design, Willett Engineering, A Gray Company for structural engineering, and THS Constructors, Inc. as the general contractor.  Leasing opportunities remain available within the development in coordination with CBRE.

FedEx breaks ground on $45,000,000 Logistics Facility in Anderson County, SC

ANDERSON COUNTY, S.C. – FedEx, a multinational conglomerate holding company focused on transportation, e-commerce, and services, today announced plans to begin operating in Anderson County. The company’s $45 million dollar investment will create 12 new jobs.

 

“This is yet further evidence of the continuing growth of Anderson County,” said Councilman Brett Sanders. “We know that these numbers will continue to grow as our citizens are productive and have a strong work ethic.”

 

Founded in 1971 in Little Rock, Arkansas, today is best known for its air delivery service, FedEx Express, which was one of the first major shipping companies to offer overnight delivery as a flagship service. Since then, FedEx also started FedEx Ground, FedEx Office (originally known as Kinko’s), FedEx Supply Chain, FedEx Freight, and various other services across multiple subsidiaries. FedEx is also one of the top contractors of the US government and assists in the transport of some United States Postal Service packages through their Air Cargo Network contract.

As a result of economic booms in the logistics industry, the company is facing increasing capacity in their regional sortation facilities (RSF).   RSFs are sorting and distributing facilities that help optimize transportation in the company’s network by applying just-in-time inventory management and investing extensively in state-of-the-art material handling equipment.

The company is currently underway with a 251,000-square-foot build-to-suit distribution facility located at the corner of Highway 81 and Evergreen Road.  The company is investing over $10 million in state-of-the-art material handling equipment.

Founded in 2015, Kelley Engineering provides automation equipment, computer numerical control (CNC) machining, and metal fabrication for a variety of industries across the Southeast including aerospace, automotive, injection molding, packaging, tires, and much more.

Located at 1709 Easley Highway in Pelzer, one of the municipalities of Anderson County, Kelley Engineering’s newest facility will expand the company’s build-to-print manufacturing operations and accommodate growth to meet increasing demand.
